This masonry and metal paneled office distribution warehouse was built in 2007 and contains approximately 35,018± square feet of enclosed area. The majority of the site is fenced with commercial chain link fencing, 8’ high with 3-strands of barbed wire at the top. There is a covered loading dock on the east side of the building. The building is divided into two parts: the partitioned finished office area is 5,045 square feet or 14% of the total building area. The building was custom built for Hughes Supply as a distribution center. It was re-tenanted in 2014 with several small building modifications including adding a sprinkler system. The building has split-faced block approximately 9’ high on the front and a portion on the east side. The majority of the building, including the roof, is metal paneled. There is a single row of round support columns that run down the center of the warehouse. The eave height is 24,’ and the center ridge is approx. 26’ high. There are three dock height 9' roll-up doors located at the rear of the building, a 24’ wide drive-in door on the east side, and a 12’ wide overhead door located at the raised covered loading area on the east side. The 5,045 square foot finished office area includes: 3 private offices, a conference room, a sales area, a break room, an open office area, (2) 2-fixture bathrooms, a 4-fixture women’s bathroom, a 5-fixture men’s bathroom, a copy room, and a large display/sales area.
